U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Maryland City: Bethesda Delineated Area: North Boundary: Start at Arlington Road and Moorland Lane, Moorland Lane to Old Georgetown Road, Old Georgetown Rd to Fairmont Ave. North on Fairmont Avenue to Cheltenham Drive, east on Cheltenham Drive to Wisconsin Avenue East Boundary: Start at Cheltenham Drive and Wisconsin Avenue. South on Wisconsin Avenue, east on Middleton Lane to Pearl Street, south on Pearl Street to East- West Highway. West on East-West Highway to Waverly Street. South on Waverly Street to Wisconsin Avenue. South on Wisconsin Avenue to Elm Street. East on Elm Street to 47th Street. South on 47th Street to Willow Lane. East on Willow Lane to 46th Street. South on 46th Street to Leland Street. South Boundary: Start at 46th Street and Leland Street. West on Leland Street to Woodmont Avenue. West on Bethesda Avenue to Arlington Road. West Boundary: Start at Bethesda Avenue and Arlington Road. North on Arlington Road, to Moorland Lane. Minimum Sq. Ft. (ABOA): 3,500 Maximum Sq. Ft. (ABOA): 3,868 Space Type: Office Parking Spaces (Onsite Structured and Reserved): 2 Full Term: 15 years Firm Term: 10 years Additional Requirements: -Offered space must be contiguous on one floor -Offered space must be located on the third floor or higher -Offered space must be able to accommodate two means of egress -Offered space must be within 1,000 walkable square feet to the metro -Offered space must be able to accommodate a private, in-suite restroom, for the sole use of the tenant -Offered space cannot be in the same building that houses law enforcement agencies or businesses -Offered buildings/ properties are subject to a risk/ vulnerability assessment. The outcome of the assessment may result in the building not being technically compliant Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Building name and address; Contact information and e-mail address of offeror s representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $78.61/ABOA SF, and a BSAC allowance of $12.00/ABOA SF; Operating costs per ABOA SF and RSF included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
