Description

General Services Administration (GSA) seeks to lease the following space: State: NC City: Multiple to include Wilmington and Fayetteville Delineated Area: North: From Route 211 and Route 401 heading east to 295 North to Route 24 East to route I-40 South; East: I-40 South to 140 East to Route 17 South to Arboretum Dr. to Pembroke Jones Dr. West to Eastwood Rd. (Route 74) Northwest to Military Cutoff Rd. (Route 17) South to Greenville Loop Rd. to Pine Grove Dr. to Masonboro Loop Rd. to Myrtle Grove Rd. to Route 421 South to N. Lake Park Blvd. to/ Route 421 to Fort Fisher Southport; South: Fort Fisher Southport to Route 211; West: Route 211 North to Route 401 East. (See attached Map) Minimum Sq. Ft. (ABOA): 7,544 Maximum Sq. Ft. (ABOA): 7,921 Space Type: Office Parking Spaces (Total): 28 (Reserved and Secured Surface Spaces) Full Term: 15 Years Firm Term: 10 years Option Term: Up to 5 years can be offered Additional Requirements: - Contiguous space on a single floor or adjoining floors (including stacked space) is required. - 2nd floor or above is preferred, though 1st floor space will be considered on a site-by-site basis based on security assessments and potential methods of remediation. - The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. - DEA will provide a risk/vulnerability assessment of the property on a case-by-case basis. This may include but is not limited to factors such as surveillance, operational security (OPSEC), surrounding area, agency requirements and restrictions etc. Results of this assessment may eliminate buildings from consideration. - The facility must be fully sprinklered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
