Description

1. DESCRIPTION OF REQUIREMENTS The U.S. Army Corps of Engineers Saint Louis District requires approximately 1,825 ANSI/BOMA Office Area square feet of office space. The space must be located within a half-mile radius of the current location at 113 West Main Street, Jackson, Missouri 63755. The Government s intent is to remain in or near its current space if a competitive offer meeting all requirements is received. 2. LEASE TERMS Base term: 12 months. Four 12-month option years at the Government s discretion. The lease will be awarded under the authority of 10 U.S.C. 2661 on a firm-fixed-price basis. Rent is payable monthly in arrears by electronic funds transfer. 3. SPACE REQUIREMENTS The offered space must be ready for immediate occupancy or with minimal build-out acceptable to the Government. It must meet all applicable federal, state, and local codes, including accessibility standards under the Architectural Barriers Act. 4. SECURITY REQUIREMENTS The space must incorporate standard security measures applicable to federal agencies, including controlled access, basic surveillance capabilities, and compliance with applicable agency security standards. 5. AREA OF INTEREST All offers must be for space located within a half-mile radius of 113 West Main Street, Jackson, Missouri 63755. Offers outside this delineated area will not be considered. 6. SUBMISSION REQUIREMENTS Offerors must submit: (a) completed Lease Proposal Form, (b) as-built floor plan, (c) proof of ownership or exclusive representation authority, (d) evidence of SAM.gov registration, and (e) any other information required to demonstrate compliance with the attached Lease Template. Proposals are due by local time. Late proposals will not be accepted. 7. EVALUATION The Government will evaluate offers for technical acceptability, price reasonableness, and best value to the Government. The existing lessor may submit a proposal to continue occupancy. 8. ATTACHMENTS Exhibit A: Floor Plan of Current Space Exhibit B: USACE Facility Lease Template (10 U.S.C. 2661) Exhibit C: GSA Form 3517B General Clauses Exhibit D: GSA Form 3518 Representations and Certifications Offerors must be registered in SAM.gov prior to award. Questions must be submitted in writing to the Real Estate Contracting Officer via email at Edwin.a.ramos@usace.army.mil . This solicitation is issued under FAR Part 570 procedures for leasehold interests in real property.
